Horton, Inc. has revised their proposed plat of Marshes of Trott Brook Farms. <br />This is in response to the action taken by the Planning Commission. Essentially the revised plat goes <br />back to the original concept, which was approved, in the preliminary plat for the entire Trott Brook <br />Farms Addition. There are now no townhomes proposed north of Trott Brook Parkway. The plat <br />consists of thirty-five single-family lots north of Trott Brook Parkway and sixty-nine townhome units <br />south of Trott Brook Parkway. <br /> <br />The other item submitted by Westwood Professional Services on behalf of D.R. Horton is a large <br />scaled drawing which shows how a roadway can be constructed across the gas mains connecting the <br />original Trott Brook Farms plat to the Deschenes property which was acquired from the city and <br />contains ten townhouse units. This eliminates one of the issues I raised in my memo dated April 17, <br />2002 prepared for the Planning Commission. <br /> <br />With this revision to the proposed plat obviously the grading plan will need to be revised. All of our <br />concerns noted in our previous memo should be addressed in the revision to the grading plan. In <br />addition we will work with Westwood Professional Services and D.R. Horton in dealing with Sherburne <br />County for the access permit at C.S.A.H. 13. As you are aware, the County access guidelines <br />indicate that this location is too close to the Trott Brook Parkway intersection with C.S.A.H. 13 if it is a <br />through street. We believe that the through street versus dead end in the county guidelines is a way <br />of differentiating the number of vehicles utilizing the intersection. If you look at the proposed plat of <br />Marshes of Trott Brook Farms clearly there are no more than the thirty-nine townhomes on this road <br />that would choose to use the access in question with C.S.A.H. 13. <br /> <br />If you have any questions regarding any of these issues please call. <br /> <br />Sincerely, <br /> <br />Howard R.
