The landscape plan be revised to address the comments outlined in the <br /> City Engineer's memo and the staff report. <br /> <br />4. All comments of the City Engineer's memo dated 7/22/98 be incorporated <br /> into the plans. <br /> <br />5. All improvements to the parking lot for both the hotel and the office <br /> building shall be constructed as part of this project. <br /> <br />o <br /> <br />All additional parking needed for the proposed expansion will have to <br />comply with setback requirements in effect at the time the expansion is <br />constructed <br /> <br />7. The trash receptacle location be moved to the center of the plat. <br /> <br />Staff Comments <br /> <br />In response to the applicant's letter to the Council dated August 6, 1998, staff <br />agrees the proposed pedestrian overpass could impair the visibility of their <br />freestanding sign and could support a maximum height of 30 feet. Regarding <br />the west and east ends of the building, staff initially recommended windows <br />be included on the ends of the building to break up the blank walls. The <br />Planning Commission compromised and included a condition that staff work <br />with the applicant to include an architectural treatment on the east and west <br />building elevations. The issue of the trash enclosure was brought up by the <br />resident across the street, Tammy Ayers. Staff can work with the applicant <br />on an alternative location for the trash enclosure. Since the issue of the <br />dumpster location will also come up during the review for the office building, <br />a combined dumpster enclosure for both the hotel and office should be <br />considered. <br /> <br />Staff would also suggest adding the following conditions to the conditional <br />use permit: <br /> <br />1. All building and freestanding signs will require a sign permit. <br /> <br />2.
