The lot lines <br />should be adjusted so that both parcels are at least 10 acres in area. <br /> <br />The lot width of Parcel B meets the 300-foot minimum required width, however, Parcel A <br />does not meet the minimum requirement 300 feet at the building setback line. Parcel A does <br />meet the required width at approximately 330' back from the right-of-way line. The two <br />parcels will have a shared drive thus eliminating two driveways being too close to one <br />another on the County Road. <br /> <br />Park and Recreation <br /> <br />The Park and Recreation Commission recommended that the City accept cash dedication for <br />the two vacant lots as the land is in the rural district, outside of any park service areas. <br /> <br />Drainage and Utilities <br /> <br />The City Engineer's memo addresses site drainage and utilities. <br />Recommendation <br /> <br />Staff recommends that the City Council approve the Hipsag Administrative Subdivision with <br />the following conditions: <br /> <br />1. ALL COMMENTS OF THE CITY ENGINEER SHALL BE ADRESSED. <br />2. ALL COMMENTS OF THE COUNTY SHALL BE ADDRESSED. <br />3. PARK DEDICATION FOR ONE LOT SHALL BE PAID PRIOR TO <br /> RELEASING THE SUBDIVISION FOR RECORDING. <br />4. SURFACE WATER MANAGEMENT FEES FOR ONE LOT SHALL BE <br /> PAID PRIOR TO RELEASING THE SUBDIVISION FOR RECORDING. <br />5.
