If subdivided, Lot 4-5 would be approximately 2.5 acres and lot 6 <br />approximately 1.6 acres. The Elk River City Ordinance requires 2.5 acres <br />minimum lot size in the Rla zone. <br /> <br />Board of Adjustments <br /> <br />At the July 28th public hearing, the applicant was granted a variance from <br />the minimum lot size requirements in the Rla zoning in order to allow the <br />separation of lot 6 from 4-5. <br /> <br />Park and Recreation Commission Recommendation <br /> <br />The Park and Recreation Commission has recommended a cash dedication in <br />lieu of land to satisfy the park dedication requirements for the one new lot <br />being created. <br /> <br />Recommendation <br /> <br />Staff recommends that the City Council approve the request by the applicant <br />for and an administrative subdivision to subdivide lot 4,5 and 6 into two lots <br />with the following conditions: <br /> <br />1.
