Memo to City Council/AS 02-05 <br />May 20, 2002 <br />Page 2 <br /> <br />The zoning district requires a minimum lot area of 2 ~A acres. The applicant proposes to <br />subdivide the property into: Parcel A - 2.81 acres for the existing home and garage, and <br />Parcel B - 5.90 acres. Both parcels meet the minimum area requirements for the zoning <br />district. <br /> <br />The City Engineer has reviewed this request and finds that there are minor changes required <br />in the legal description. Surface water management fees will be required to be paid for one <br />lot. The County is limiting access along County Road 1 but will allow a new access to the <br />5.9-acre parcel. <br /> <br />The Park and Recreation Commission reviewed this request at its May 8:h meeting and <br />recommended cash in lieu of land for dedication purposes. <br /> <br />Recommendation <br /> <br />Staff recommends that the City Council approve the Administrative Subdivision request <br />with the following conditions: <br /> <br />1. ALL COMMENTS OF THE CITY ENGINEER SHALL BE ADDRESSED. <br /> <br />2. ALL COMMENTS OF SHERBURNE COUNTY SHALL BE ADDRESSED. <br /> <br />3. THE APPLICANT SHALL PAY PARK DEDICATION FEES FOR ONE LOT PRIOR <br /> TO RELEASING THE SUBDIVISION FOR RECORDINGi <br /> <br />4.
