Memo to Planning Commission~rottmmo <br />April 28, 1998 <br />Page $ <br /> <br />The 10% park dedication for a 360 acre development would be 36 acres of <br />park land, or cash. <br /> <br />Trott Brook Trail Corridor <br /> <br />The park dedication includes a trail corridor along Trott Brook that includes <br />Outlet E and D of the preliminary plat with a trail connection South through <br />the townhomes to the future County Road 12 bituminous trail. In the <br />Prehminary Plat the trail is not yet shown to be accessible from Street O or <br />County Road 12. The trail ends at a townhouse driveway which connects to a <br />townhouse road which connects to County Road 12. <br /> <br />Outlot E and D, in the Preliminary Plat, provide roughly 50 feet of open <br />space on each sides of the Brook. In the Southern half of the site this ensures <br />some protection of the Brook and public access. In the Northern half of the <br />site the Brook is encroached upon by large lots providing no open space or <br />public access, with a rehance on future development for a continuation of the <br />trail. <br /> <br />Neighborhood Park <br /> <br />The neighborhood park includes all the site amenities requested by the Park <br />and Recreation Commission. Concerns of the Park ahd Recreation <br />Commission include: amount of wetland included in the park, the close <br />proximity of amenities to the road and to residential lots without a buffer <br />space or landscaping and the tight nature of the park amenities in general. <br /> <br />Outlot F <br /> <br />Outlot F is not part of the park dedication endorsed by the Park and <br />Recreation Commission. The area at one time was propose as a 3.5 acre <br />passive recreation area. If this area would become part of the park <br />dedication, pedestrian linkages would be required. Furthermore, some <br />provision for maintenance access would need to be provided in the plat. <br /> <br />Hillside City Park <br /> <br />Hillside City Park, the old city dump site south of Trott Brook Farms, has <br />been endorsed by the Park and Recreation Commission as a wooded park <br />with rugged bike trails through out.
