The size of the lots and general intensity of development is in response to the <br />natural character of the property. Smaller lots have been proposed in areas mixed <br />throughout the project where their impacts to natural features can be minimized. Larger <br />lots are generally located adjacent to wetlands and where significant areas of trees and <br />topography exist. <br /> <br />The desire to prese:'ve thc character of thc site, the need to serve the development with <br />utilities and paved ::oadways, and the opportunity to provide a unique residential <br />community all leni to thc Trott Brook Farms residential development. <br /> <br />Trott Brook Farms offers the home owner a number of amenities to consider. Winding <br />roads cut back and forth around preserved wetlands, hillsides, and woodlands. A central <br />collector through fl~e project offers ease of access to the various sub-neighborhoods <br />within the development and the City's collector roadway system.. Trails and walkways <br />will be incorporate, i to aid the hiker/biker, move between their homes and the parks, <br />commercial areas, ..;chools, etc., in the community. <br /> <br />A central park area of approximately 11.5 acres has been incorporated to provide <br />neighborhood park facilities to residents of Trott Brook Farms. Facilities are planned to <br />include a ball riel& soccer field, hockey rink, hard-court surface, picnic shelter, tot lot, <br />and trails. The p~ also includes amenities such as woodlands, ponds and wetlands <br />which are all repre:;entative of the overall character of thc project. Property is also being <br />dedicated to the city for the development of a natural trail system along Trott Brook. The <br />intent is to connect various parks and open spaces in the eastern part of the city to the <br />system as a whole. Trott Brook Farms will provide the first link in this system. <br /> <br />It is the intent of the developer of this project to preserve and protect the natural amenities <br />of the site to the gr ~atest degree possible through the use of careful lot design and good <br />construction and rnanagement practices. <br /> <br />As the owner, Con,actor Property Developers Company intends to develop thc property <br />once they receive c very governmental approval necessary for development to occur.
