The approval of a C.U.P. and a Preliminary Plat <br />for the subdivision of the property is also being sought. <br /> <br />PROJECT NARRATIVE <br /> <br />EXISTING CON DITIONS <br />The 365.4 acre sit{: is currently in three main uses. The northern half is undeveloped and <br />consists ofwetlancts, rolling wooded hills, and open meadows. The southern half <br />generally consists )f agricultural and hog fanning operations with the western area being <br />a large 40 acre welland. Trott Brook flows south along a significant portion of the eastern <br />property boundary. <br /> <br />SOILS/SLOPES <br />Upland soils gene~ ally consist of fine to coarse, sandy loams of the Nebishand <br />Mahtomedi series. Slopes range from 0 to an excess of 30% across the site. <br />Approximately 39 acres of the site consist of slopes in excess of 18%. Several areas <br />central to the site t.ave been previously excavated for sand and gravel deposits. <br /> <br />Numerous depressions and wetlands consist of soils of the Seelyeviles and Bowstring <br />series, and area typically mucky and flooded. Upland and wooded wetlands are <br />characteristic of those found in maturing oak woodlands.
