EXHIBIT B <br /> 1. The property shall be rezoned to PUD and a Planned Unit Development Agreement <br /> shall be agreed to. <br /> 2. The development shall meet all applicable fire codes. The Fire Chief shall verify the <br /> location of all fire hydrants, and may require additional hydrants necessary to preserve <br /> the health and safety of the residents. <br /> 3. A common platted lot shall be provided to cover access drives,green areas, and utilities. <br /> A blanket drainage and utility easement shall cover this lot. <br /> 4. A NPDES permit is required prior to final approval of construction drawings. <br /> 5. Landscaping improvements shall be made as recommended in staffs exhibit A. <br /> 6. Utility connections shall be made as recommended in staffs utility recommendation, <br /> exhibit B <br /> 7. Utility abandonment plan shall be approved by the City Engineer. <br /> 8. A letter of credit in the amount of 100%of the cost of the landscaping and utility <br /> improvements shall be submitted prior to the releasing of the Final Plat for recording. <br /> 9. All required subdivision shall be provided in an electronic format(.dwg file) as required <br /> by the City Ordinance and Land Use Application prior to recording of the plat. <br /> 10. This approval of the Preliminary Plat shall expire after 1 year,unless the property owner <br /> or owner's agent has submitted a Final Plat or letter of request for extension. <br /> 11.
