Boston street has been approved by the City Council to receive city sewer and <br />water in late Summer, 1998. With sewer and water, the zoning ordinance <br />requires that lots in the Rlc be a minimum of 80 feet wide and 130 feet deep, <br />and at least 11,000 sq. ft. (.25 acres) Both of the new lots will meet these <br />dimensional requirements if subdivided. The lot split and lot line adjustment <br />would allow the applicant to develop this property to its full potential. <br /> <br />Street Right-of-Way <br /> <br />The current width of the Boston street right-of-way is 49.5 feet. The <br />standard in the Rlc is 60 feet. No additional right-of-way has been <br />requested. <br /> <br />Sewer and Water <br /> <br />The sewer and water improvements for Boston Street are scheduled for late <br />Summer, 1998. With out sewer and water the lot size minimum is 10 acres. <br />The improvements to sewer and water allow for lots with a minimum of 80 <br />feet wide and 130 feet deep, and at least 11,000 sq. ft. <br /> <br />Easements <br /> <br />Five foot Drainage and utility easements will need to be provided along the <br />side property lines and ten foot along the front of each of the parcels. <br /> <br />Park and Recreation Commission Recommendation <br /> <br />The Park and Recreation Commission has recommended a cash dedication in <br />lieu of land to satisfy the park dedication requirements for the one new lot <br />being created. <br /> <br />Recommendation <br /> <br />Staff recommends that the City Council approve the request of David and <br />Judith Dirkes for and an Administrative Subdivision to separate lots 4 and 5 <br />in Heath's subdivision and adjust the common property line with the <br />following conditions: <br /> <br />THAT FIVE FOOT DRAINAGE AND UTILITY EASEMENTS BE GRANTED TO <br />THE CITY ALONG THE SIDE PROPERTY LINES AND TEN ALONG THE <br />FRONT PROPERTY LINES OF THE PROPOSED PARCELS. <br /> <br />o <br /> <br />PAYMENT OF PARK DEDICATION FEE IN THE AMOUNT OF $650 FOR THE <br />NEW LOT BEING CREATED TO BE PAID PRIOR TO RECORDING THE <br />ADMINISTRATIVE SUBDIVISION. <br /> <br />\\elkriverXsys\shrdoc\planningXstevewen\ccmmo\as98-3.doc <br /> <br /> <br />
