5. Will not involve uses, activities,processes, materials, equipment and conditions of operation that will be detrimental to <br /> any persons or property because of excessive traffic, noise, smoke,fumes,glare, odors, dust or vibrations. <br /> 6. Will not result in the destruction, loss or damage of a natural, scenic or historic feature of major importance. <br /> 7. Will fully comply with all other requirements of this Code, including any applicable requirements and standards for the <br /> issuance of a license or permit to establish and operate the proposed use in the city. <br /> Criteria Analysis <br /> 1. Since the property is zoned and guided for industrial development,it appears that the uses will not be <br /> detrimental to persons or property in the area. One potential concern could be the visibility of the <br /> property to the residential properties to the east. <br /> 2. The proposal is consistent with the comprehensive plan which guides the property for medium <br /> industrial. <br /> 3. Because the property is located in a zoning district that is industrial, the proposal will not impede the <br /> orderly development of the surrounding vacant industrial area,which is also zoned for industrial uses. <br /> 4. The property and use will be adequately served by the essential public facilities and services. <br /> 5. Since the property is zoned and guided for industrial development,it appears that the uses will not be <br /> detrimental to persons or property. One potential concern could be the visibility of the property to <br /> the residential properties to the east. <br /> 6. It will not result in the destruction,loss or damage of a natural, scenic or historic feature of major <br /> importance. <br /> 7.
