Signage <br /> The applicant is proposing two signs, one wall sign and one freestanding sign. All signage will meet <br /> applicable regulations. <br /> Employees <br /> They will retain their current employees as well add 2-5 positions for the dry cleaning operation. The <br /> laundry area will employ 2-3 additional employees. <br /> Hours of Operation <br /> The laundry will be open 7 days a week 24 hours a day. When the dry cleaning portion closes, there will <br /> be a security separating the two services. <br /> Outdoor Storage <br /> The applicant referenced in their narrative that they will be storing equipment to maintain the appearance <br /> to the landscaping. Outdoor storage is not allowed in the C3 zoning district. <br /> Outside issues <br /> SAC/WAC <br /> The applicant has expressed concern with the Sanitary Access Charge (SAC) and Water Access Charge <br /> (WAC) that would be applied to the business. The Planning Commission may make no changes to these <br /> calculated fees. The City Council establishes a per unit fee annually, originally calculated based on the <br /> anticipated expansion of the Sewer and Water infrastructure facilities based on the growth of the city. <br /> This per unit fee is multiplied by the number of units assigned to a given use,based on each use's water <br /> needs. These units are adopted by Council ordinance, and are based on the Met Council's table. Metro- <br /> wide, the assignment of units is generally consistent. <br /> Easement <br /> Elk River Utilities has discovered that an electric line serving the subject parcel and the adjacent block is <br /> not located within an easement.
