All of the equipment will be stored inside the existing storage buildings on site. <br /> <br />The business will consist of four full-time employees that will arrive at 7:00 am to load up <br />equipment and leave for the day. They will be returning approximately at 4:30 pm to park <br />the trucks and trailers in the buildings and leave. The business will be open Monday through <br />Friday and will be closed on all legal holidays. <br /> <br />The applicant has stated that they have no intention of growing in size. <br /> <br />Analysis <br /> <br />Located on the 100-acre property is a single family dwelling with two large detached pole <br />buildings/barns. The adjacent properties are single-family residents and farmsteads. <br /> <br />Staff visited the site and found that there is adequate screening for the neighboring <br />properties with the existing vegetation and orientation of buildings. The house and pole <br />buildings/barns are set back approximately 400-feet from the road. With the combination of <br />vegetation, distance from the road and distance from neighboring buildings, the business <br />should not create an adverse impact on adjacent properties. <br /> <br />Planning Commission Action <br /> <br />There were a couple of area residents that spoke of their concerns with the amount of truck <br />traffic currently on Brook Road and the damage they do to the roads and believe that adding <br />more trucks will only make it worse. <br /> <br />The Commission inquired about weight restrictions and it was noted that the County posts <br />the weight restrictions and that they are typically placed during the spring season when the <br />frost is leaving the ground. There was also discussion if the property could be accessed from <br />Hwy 169 but the property does not have Hwy 169 frontage. <br /> <br />The Planning Commission voted unanimously to recommend approval of the Conditional <br />Use for a Home Occupation (Semi Truck & Trailer Parking for Trucking Business). <br /> <br />Recommendation <br /> <br />Staff and the Planning Commission recommend that the City Council approve the <br />Conditional Use for a Home Occupation (Semi Truck & Trailer Parking for Trucking <br />Business) with the following conditions: <br /> <br />e <br /> <br />IF MORE THAN FOUR SEMI-TRACTOR/TRAILERS AND/OR <br />MORE THAN TWO STRAIGHT TRUCKS ARE NEEDED, THE <br />APPLICANT SHALL APPLY FOR AN AMENDMENT TO THE <br />CONDITIONAL USE PERMIT. <br />ALL EQUIPMENT SHALL BE STORED INSIDE. <br /> <br />S:\PLANNING\Case Files\CU 02-17 Cullinan\CU02-17 CC.doc <br /> <br /> <br />
