As a Conditional Use Permit is not a Building Permit,the applicant shall apply for all <br /> required permits. <br /> 2. The development shall meet all applicable fire codes. The Fire Chief shall verify the <br /> location of all fire hydrants, and may require additional hydrants necessary to <br /> preserve health and safety. <br /> 3. Landscaping plan illustrated on plans dated September 20,2012. <br /> 4. The sign package is not approved. <br /> 5. The plat shall be recorded and fees paid prior to release of the building permit. <br /> Following the Planning Commission meeting, staff recommends the following additional <br /> condition,mentioned during the meeting but not included as a formal condition: <br /> 6. Cornerstone to place $10,000 in escrow as guarantee of the landscaping <br /> improvements. Due to the lateness of the year, the landscaping was not able to be <br /> verified. The escrow would compel the applicant to complete any necessary work. <br /> BACKGROUND/DISCUSSION <br /> In 2006,Elk River Ford received a Conditional Use Permit for the multiple-phase expansion of the car <br /> dealership on their property. The first two phases of that project have been completed: the expansion of <br /> the vehicle display area and construction of the car wash building.
