9r <br /> Auto Ke5ou <br /> MEMORANDUM <br /> To: Mayor, City Council and Planning Commissioners <br /> From: Stephen Rohlf, CornerStone Auto Resource <br /> Date: September 24, 2012 <br /> Subject: Plat Request (The Plat of Jabez), Conditional Use Permit <br /> Request, and Variance Request - CornerStone Auto Resource <br /> Request <br /> The Plat of Jabez <br /> In cooperation with LeFebvre & Sons, Cornerstone Auto is proposing The Plat of Jabez. <br /> This plat consists of three lots. One lot will accommodate our expansion and the other <br /> two will be outlots that will be developed into two commercial lots each in the future. <br /> Outlot A will be owned by Cornerstone and Outlot B will be owned by LeFebvre's. <br /> We are requesting a renewal of Conditional Use Permit to enlarge our facility located at <br /> 17219 Highway 10, Elk River, Minnesota. The purpose of our proposed expansion is to <br /> accommodate the needs of our customers and the requirements of the four vehicle <br /> franchises (Ford, Chrysler, KIA and Mahindra) housed in our facility. <br /> We are also requesting a variance regarding the amount of wall signage, which is <br /> discussed later in this memo under"Wall Signage". <br />
