FOR-SALE MARKET ANALYSIS <br /> Lot Inventory <br /> Table FS-7 shows an inventory of lots within platted subdivisions in Elk River. The table includes <br /> information on the year the subdivision was platted, the total number of lots platted, number <br /> of lots developed, lots available, and type of lot. The following are key points from Table FS-7. <br /> • As of July 2012, Elk River had a total of over 400 vacant lots within 28 subdivisions. <br /> • All of the subdivisions were platted between 2000 and 2006. Nearly 40% of the lots were <br /> platted in 2002, and another 43% of the lots were platted between 2004 and 2005. <br /> • About 25% of the available lots are within four subdivisions that have both single-family and <br /> townhome lots platted. Consequently, nearly all the demand for new construction today is <br /> for single-family lots as townhome product has suffered the most during the housing <br /> downturn. <br /> • Approximately two-thirds of the available lots were platted between 2004 and 2006, the <br /> peak years of the real estate boom. <br /> MAXFIELD RESEARCH INC. 68 <br />
