HOUSING CHARACTERISTICS
Housing Units by Structure and Occupancy or (Housing Stock by Structure Type)
Table HC-3 shows the housing stock in Elk River by type of structure and tenure as of 2000 and
2010. Data for 2000 is from the U.S. Census and 2010 data is from American Community
Survey.
• The dominant housing type in Elk River is the single-family detached home, representing
about 71% of all housing units as estimated in 2010.
• There are only about an estimated 764 total housing units located in buildings of more than
10 units, or about 10% of the housing stock.
• According to the data, an estimated 2% of the Elk River's housing stock was vacant as of
2000. As shown in Table HC-4 on Page 39, vacant units has increased to 5% in 2010. ACS
data for units in structure does not account for vacant units.
• It is important to note, however, that the Census' definition of vacant housing units
includes: units that have been rented or sold, but not yet occupied, seasonal housing
(vacation or second homes), housing for migrant workers, and even boarded-up housing.
Thus, the U.S. Census vacancy figures are not always a true indicator of adequate housing
available for new households wishing to move into the area.
Housing Stock By Units In Structure
Elk River
2010*
400 - ❑Owner Occupied
350 -
SI Renter Occupied
296 •Vacant
300 -
Y 242 247
o 250 - — —
200 -
160
3 134 —
150 - 126
x _ —
100 - 88
45
50 33 15 13
0 -detached at°hed tO 4 U^,ts 5-W9-9\e
-W 9-9\e to to 19 Un`ts2p to 49°n\ts 50 k ts\\Aob\e h°me
J
MAXFIELD RESEARCH INC. 37
