However, at this time the applicant <br />is proposing to subdivide the property into 2 lots. Future subdivision will be <br />limited to 2 lots for a total of 4. <br /> <br />Both of the lots comply with the dimensional requirements of the A-1 district. <br /> <br />Streets and Easements <br /> <br />217th Avenue <br /> <br />217th is a gravel road in relatively poor condition. The existing right-of-way <br />for 217th is 60 feet wide. As part of the approval of the subdivision River of <br />Life, which is located on the south side of 217th, 43.5 feet of right-of-way was <br />dedicated along the south side of the road. There is 16.5 feet of existing right- <br />of-way along the north side of 217t~ for a total of 60 feet. Therefore, no <br />additional right-of-way is needed along 217t~ Avenue. <br /> <br />County Road #1 <br /> <br />Sherburne County Engineering Department was contacted regarding <br />additional right-of-way along County Road #1. They indicated the existing <br />100 foot right-of-way is sufficient and no additional right-of-way will need to <br />be dedicated. <br /> <br />Easements <br /> <br />Drainage and utility easements will need to be provided along the property <br />lines of the 2.5 acre parcel. <br /> <br />Park and Recreation Commission Recommendation <br /> <br />The Park and Recreation Commission has recommended a cash dedication in <br />lieu of land to satisfy the park dedication requirements for the one new lot <br />being created. <br /> <br />Recommendation <br /> <br />It is recommended the City Council approve the request by Gene Thompson <br />for and an administrative subdivision to subdivide 40 acres into two lots with <br />the following conditions: <br /> <br />Drainage and utility easements be granted to the City along the <br />property lines of the proposed 2.5 acre parcel. <br /> <br />s:\planning\scott\as98-2.doc <br /> <br /> <br />
