It will have a single overhead door which opens <br />into the interior of the site. The proposed addition to the warehouse will have <br />a metal exterior to match the existing warehouse, with brick on the south <br />side, facing the street, to match the brick on the office portion of the building. <br /> <br />Site Improvements <br /> <br />· Parking lot <br /> <br />The parking area should be paved. That portion of the parking lot not paved <br />should be paved to match existing pavement. Curb and gutter is required by <br />the zoning code and should be installed to match what was stubbed in along <br />County Road 1. <br /> <br />· Landscaping <br /> <br />The apphcant has proposed to plant vines on the fence to provided screening <br />for the outdoor storage area and a landscaped product display area along <br />County Road 1, adjacent to the parking lot and office. <br /> <br />Easements <br /> <br />There is a drainage easement shown over the southwest portion of the <br />property. The survey also shows the outdoor storage area and covered storage <br />buildings encroaching into that easement. However, the applicant researched <br />Sherburne County records and found that it had never been recorded. The <br />easement description should be revised so that it does not include the <br />developed portion of the site and the revised easement recorded with the <br />county. <br /> <br />Planning Commission Meeting <br /> <br />At the Planning Commission meeting held on May 26th no one spoke at the <br />public hearing. The applicant discussed the impact of requiring curb and <br />gutter around the parking lot. He felt it would hinder snow removal and <br />require grading the parking lot. The Commission felt the curb and gutter <br />should be required because of the visibility of the site from County Road 1, to <br />ensure the parking lot does not encroach into the adjacent wetland and to be <br /> <br />\\elkriver \sys\shr doc\p lanning\scott\cu9812cc.doc <br /> <br /> <br />
