Councilmember Zerwas had stepped away from the dais. <br />Z7 Reduest by Elk River Economic Development Authority for Preliminary Plat For Nature's <br />Edge Business Park Case No. P 12-02 <br />Mr. Barnhart presented the staff report. <br />Mayor Dietz opened the public hearing. There being no one to speak to this issue, Mayor <br />Dietz closed the public hearing. <br />Councilmember Westgaard noted this item has been reviewed extensively by the Council <br />over the last few years. <br />MOVED BY COUNCILMEMBER WESTGAARD AND SECONDED BY <br />COUNCILMEMBER ZERWAS TO APPROVE PRELIMINARY PLAT, CASE <br />NO. 0 12-02 AS ILLUSTRATED ON DRAWINGS DATED APRIL 11, 2012, WITH <br />THE FOLLOWING CONDITIONS: <br />1. ACCESS CONTROL SHALL BE DEEDED TO MNDOT FROM OUTLOT B. <br />2. THE DEVELOPMENT SHALL MEET ALL APPLICABLE FIRE CODES. <br />THE FIRE CHIEF SHALL VERIFY THE LOCATION OF ALL FIRE <br />HYDRANTS, AND MAY REQUIRE ADDITIONAL HYDRANTS <br />NECESSARY TO PRESERVE THE HEALTH AND SAFETY OF THE <br />RESIDENTS. <br />3. A WETLAND BUFFER OF 25 FEET APPLIES TO ALL WETLANDS AND A <br />STRUCTURE SETBACK OF 20 FEET FROM THE BUFFER APPLIES. AN <br />EXHIBIT SHALL BE PREPARED AND INCLUDED IN THE <br />LITERATURE PROVIDED TO POTENTIAL BUYERS. <br />4. WETLAND BOUNDARIES SHALL BE POSTED IN A MANNER <br />ACCEPTABLE TO THE ENVIRONMENTAL ADMINISTRATOR. <br />5. IN ADDITION TO THE EASEMENTS SHOWN ON THE PRELIMINARY <br />PLAT, THE FOLLOWING EASEMENTS SHALL BE PROVIDED: <br />
