Case File: SP 12-02 <br />Page 3 <br />AutoZone Site Plan <br />Storm Sewer/water -Storm water will be collected on site and distributed to the storm ponds on <br />the east side of Zane Street as original proposed for the development. <br />Landscaping <br />Lot Trees - 32 trees axe required based on the lot size, with the following ratio: 16 over story, 8 <br />evergreen, and 8 ornamental. While the landscaping plan was adjusted in part based on comments <br />staff provided, the site plan is short 6 evergreen trees and two over story trees. Staff suggests a <br />condition to address this. <br />Street Trees -The applicant shows 4 trees along Zane, continuing the pattern established with the <br />previous developments. <br />Other <br />Li~htmg <br />The zoning code requires a minimum level of 3 footcandles. That has been interpreted to read 3 fc <br />average. The photometric plan: shows an average footcandle reading of 1.3 over the entire: site, <br />including the northern third that is not developed. Lighting is provided by 7 wall packs mounted to <br />the building and 7 fixtures mounted to poles. The poles axe 25 feet high. It appears the lighting <br />plan will need to be adjusted to comply with the lighting requirements. A condition to that effect is <br />provided. <br />Si a e <br />The Elk River Crossing PUD outlines specific requirements for signage, allowing up to two wall <br />signs (max size. of 7% of the wall area on which the sign is placed) <br />While the sign will be issued under separate permits, it is .important to understand the allowances: <br />Rear:: 14039 square feet <br />Front: 146.64 square feet <br />The signs on the building have not been verified for consistency with the agreement. <br />The applicant proposes afree-standing sign in the southeast corner of the site, north of the drive. <br />This sign too, will be issued under a separate permit; however, there are specific materials required <br />for. the base, specifically brick. The plans as shown indicate a stucco textured aluminum pole .cover. <br />All signage will need to meet the PUD agreement requirements. A condition to that effect is <br />recommended. <br />Dempster <br />A dumpster enclosure is shown as a treated pine enclosure on the west side of the building, most <br />visible from Highway 169.
