9786-3 31 <br /> <br />ESTIMATE OF DAMAGES <br /> <br />We have valued the property in the before and after situations in the preceding sections <br />of this report. In this section, we will estimate just compensation (damages) as the <br />difference between the before value and after value. In addition we will also estimate <br />damages for the taking in fee of existing prescriptive street easements. <br /> <br />Change Resulting From Taking <br />The subject will lose land area as a result of the taking. Most of the land area lost is <br />wetland or encumbered by an existing street right-of-way easement. <br /> <br />The effects of the taking include the following. <br /> <br />1. Reduction in size of the property. <br /> <br />2. Terrain will not be affected. <br /> <br />3. The improvements will not be physically effected by the taking (i.e. no <br /> building will be removed). <br /> <br />Direct And Severance Damages - Land Only <br />The direct and severance damages to the land, resulting from the taking can be <br />calculated, based on the difference between the before and after land values, as follows: <br /> <br />Before Land Value <br />After Land Value <br />Difference (Direct and Severance <br /> Damages to the Land) <br /> <br />$37,000 <br />$36,000 <br /> <br />$ 1,000 <br /> <br />Patchin & Associates, Inc. <br /> <br />Valuation Consultants <br /> <br /> <br />
