9786-1 58 <br /> <br />ESTIMATE OF DAMAGES <br /> <br />We have valued the property in the before and after situations in the preceding sections <br />of this report. In this section, we will estimate just compensation (damages) as the <br />difference between the before value and after value. <br /> <br />Types of Damages <br />The damages that result can be categorized as follows. <br /> <br />Value of Direct Taking <br />Value of Severance Damages to the Remainder <br /> <br />Damages are measured by valuing the property as it exist in the before condition, then <br />valuing the property as it will exist in the after condition. The difference between the <br />two value estimates is damages (to the real estate) caused by the taking. <br /> <br />A small amount of severance damages are believed to exist in this case because of a <br />triangulation created by the taking. Our after value reflects this severance situation in <br />both the sales comparison and development approach. <br /> <br />Therefore, damages are estimated as follows: <br /> <br /> Before Value <br /> After Value <br /> Total Damages <br /> <br />$470,000 <br />$432,000 <br />$ 38,000 <br /> <br />Patchin & Associates, Inc. <br /> Valuation Consultant=, <br /> <br /> <br />
