9786-1

46

DESCRIPTION OF TAKING

The City of Elk River plans to acquire a 120' strip of land through the westerly half of the
subject. When the City constructs a road in this right-of-way strip, it will make the
subject much easier to develop. However, the subject property will likely be accessed
for the new street which will off-set any potential benefit. Thus, the taking is a land
acquisition of 3.65 acres of unserved development land.

The 3.65 acre strip of land is legally described in the addenda of this report. The taking
severs the subject into two land parcels and creates a slightly triangulated area to the east
of the adjoining Barrett property on the subject northerly border.

The triangulation of the subject will be addressed in the after value analysis.

The actual physical taking of the subject is described as follows:

Configuration:

Total Area Taken:
Amount of Wetland:

120' wide, approximately 1,325
lineal feet, curving.
3.65 Acre

0.6 Acres

See the Taking Diagram on the following page.

Patchin & Associates, Inc.

Valuation Consultants
