Case File: CU 12-07 Riverplace Counseling <br />Page 3 <br />If denial of such a permit should occur, it shall accompany recommendations or determinations by <br />findings or a report stating how the proposed use does not comply with the standards set forth in Section <br />30-654. <br />In the review of the standards for CUP as outlined, it appears that the request is consistent with all of <br />these standards. <br />ANALYSIS <br />Riverplace has been operating in this location for a number of years, based on apparent approval from <br />staff at the time. Institutional and hotel uses are an appropriate highway business use. The applicant <br />should understand that the intensity of the uses in the area are likely to increase, bringing noise, traffic, <br />and other impacts, as frontage on Highway 10 becomes more a premium. <br />CONDITIONS <br />Staff recommends two conditions. One, being that the building meets all applicable building and fire <br />codes. A standard condition, the Fire Department has conducted a number of inspections to the site <br />over the years, and staff anticipates no issues..
