Currently, the parcel is <br />governed by the Elk River Crossing PUD agreement, and the buildings previous use was commercial. <br />The applicant plans to use the property for manufacturing, which is a use consistent with Business Park <br />zoning. <br />BACKGROUND/PRECEDENT <br />The subject parcel was added to the Elk River Crossing PUD in 2004. The original PUD agreement was <br />dated 1999. <br />Initial Use <br />The applicant wishes to convert the 50,000 square foot building into a light manufacturing/warehouse <br />space, consistent with the uses allowed in the Business Park zoning district. <br />No changes are proposed to the exterior of the building, although prior to occupancy, the applicant will <br />be required to furnish a proof of parking plan, as the building does not meet the parking required of an <br />industrial property. Proof of parking for industrial uses is not uncommon, especially for large buildings. <br />The proof of parking plan will be reviewed by the internal site plan review committee. <br />
