Case File: CU 12-03 Elk River Lutheran Conditional Use Permit <br />Page 5 <br />Storm Sewer/water -During the review, it was determined that the project would be unable to meet the <br />strict water retention requirements of the Shore Land Overlay District. A variance will be required, and is <br />scheduled to be heard by the Board of Adjustments on March 20''', 2012. The amount of impervious <br />surface area is reduced with this project, although the building foot print is getting larger. Staff suggests a <br />condition that should the project be approved, it be subject to the approval of a variance. <br />Lot Trees -The applicant has developed a landscaping plan, and provides for landscaping improvements <br />in line with the scale of their development.
