CUP Application -Project Narrative <br />The Academy of Elk River, Inc. <br />Since 1992, The Academy of Brooklyn Center has been offering martial arts instruction <br />to men, women and children of all ages. Students enjoy a wide range of benefits, from <br />fitness, weight loss and self confidence, to self defense and competition at the highest <br />levels. The Academy competition team has produced such top competitors as Brock <br />Lesnar, Sean Sherk, and Jacob Volkmann as well as many others. While competition is <br />not the goal for most students, this high level of competition insures the very best in safe <br />and effective training methods and techniques for our student body. <br />The Academy of Elk River is the realization of long time Academy instructor Adam <br />Ahern's dream - to bring the same high level of martial arts instruction to the community <br />of Elk River and the surrounding area. The Academy of Elk River represents the first <br />franchise ever of this successful classroom and business model. Adam Ahern has been a <br />champion competitor and top instructor at The Academy since 1994, and will bring the <br />same level of professionalism and quality of instruction to the Elk River branch. <br />The Academy of Elk River seeks a Conditional Use Permit from the city in order to carry <br />out this venture. The proposed site is Suite #101 (and #102) of Elk Hill Center -18850 <br />Dodge Street North, Elk River, MN 55330-5722. No alterations of the space are required <br />at this time. <br />Muay Thai Kickboxing, Brazilian Jiu-Jitsu, and children's classes will be offered in the <br />4212 sq. ft. space, on approximately 2400 square feet of mats. Muay Thai Kickboxing <br />will be offered T,Th,Sa at 9:OOam, and M-F at 6:30pm. Brazilian Jiu-Jitsu will be offered <br />T,Th,Sa at 10:00am, and M-F at 7:30pm. Kids classes will be offered Tu-Th at 4:30pm. <br />Classes will be capped at around 10 students to ensure the highest quality of instruction. <br />Initially, two employees will be necessary, owner Adam Ahern and long time Academy <br />of Brooklyn Center instructor Seth Guimont. <br />Existing parking at Elk Hill Center should be more than sufficient to accommodate the <br />student body. <br />Proposed signage would use existing lighted structures on the building and along Hwy. <br />169. <br />The Academy of Elk River will offer many benefits to the community, not only cutting <br />edge training in Muay Thai Kickboxing and Brazilian Jiu-Jitsu for all ages and <br />backgrounds, but the fitness, well being, discipline and self confidence that come with a <br />comprehensive and established program. <br />
