Memo to the Planning Commission/P 97-12 <br />December 23, 1997 <br />Page 8 <br /> <br />· Refuse Collection/Mail Delivery <br /> <br />1. It is not clear where refuse collection will occur for the commercial and <br /> assisted living. This will need to be shown on revised plans. <br /> <br />2. Location of mailboxes should be considered. A cluster mailbox design <br /> will be recommended. <br /> <br />· Lighting <br /> <br />A complete lighting plan shall be provided illustrating lighting contours, <br />foot candle measurements and types and sizes of lights. <br /> <br />Recommendation <br /> <br />The plans currently lack a lot of the detail that the Planning Commission <br />typically has a chance to review. However, if the Planning Commission is <br />comfortable forwarding this project on to the City Council, staff recommends <br />the following conditions: <br /> <br />ho <br /> <br />Recommend approval of the Land Use Plan Amendment from MR <br />(Medium Density Residential) and HR (High Density Residential) and <br />HB (Highway Business) based on the following findings: <br /> <br />The land use plan amendment is consistent with the proposed <br />planned unit development. <br /> <br />Land Use Amendment provides a tiering of intense land use <br />adjacent to highway intersection to a lower density adjacent to <br />the lake. <br /> <br />o <br /> <br />The land use amendment is consistent with the City's land use <br />plan strategy to focus commercial at signalized intersections and <br />having complimentary land uses surround the commercial. <br /> <br />Rezoning from R2 (Two Family Residential) to PUD (Planned Unit <br />Development) based on the following findings: <br /> <br />Recent frontage road improvements have changed the character <br />of the property to warrant a rezoning. <br /> <br />A planned unit development allows a comprehensive review of <br />developing the property. <br /> <br />f:\shrdoc\planning\pc\p97-12x3.doc <br /> <br /> <br />
