Memo to Planning Commission/P 979-12 <br />January 27, 1998 <br />Page 2 <br /> <br />Zoning/Land Use <br /> <br />R2b (Two Family Residential) / MR (Medium Density Residential) <br /> <br />Attachments <br /> <br />Parking analysis from Michael Trossen dated January 16, 1998 <br />Revised development plans dated January 20, 1998 <br />Report to the Planning Commission dated December 23, 1997, with <br />backup material <br /> <br />Background <br /> <br />At the last Planning Commission meeting Guardian Angels presented their <br />planned unit development proposal to the Planning Commission and a public <br />hearing was held. At the meeting, there was no one that spoke during the <br />public hearing. The Commission delayed action on Guardian Angels' <br />requests for the following reasons: <br /> <br />· Evaluate design of the entrance into the project. <br />· To receive additional information on the landscape plan. <br />· To evaluate how the need for variances can be minimized or eliminated. <br />· Provide additional information regarding the parking demands for the <br /> assisted living. <br />· Adjust the driveways for the townhomes. <br />· Research of the Shoreland Ordinance to see if it can be amended <br />· Clarify comments in letter from DNR <br /> <br />The Planning Commission should refer to my memo dated December 23, <br />1997, for an overview of the project. <br /> <br />Revised Development Plans <br /> <br />The revised development plans by Guardian Angels have addressed the <br />following issues: <br /> <br />Separation between the townhouse units has been adjusted to accomplish <br />a 60 foot distance allowing vehicles to utilize a standard parking lot <br />dimension to access the townhouse garages. <br /> <br />* The landscaping plan has been enhanced by including a significant <br /> number of overstory trees throughout the interior of the project. <br /> <br />~\shrdoc\planning\pc\p97-12x4.doc <br /> <br /> <br />
