Overview <br /> <br />The applicant is requesting final plat approval for Woods at Hillside Fourth Addition. The <br />preliminary plat for the Woods at Hillside, approved on April 19, 1999, consisted of 61 <br />single family lots on 43 acres. The final plat for the Woods at Hillside 1~ Addition included <br />15 single family lots and the final plat for the Woods at Hillside 2nd Addition included 15 <br />single family lots. The final plat for the Woods at Hillside Third Addition includes 16 single <br />family lots. <br /> <br />The final plat for the Woods at Hillside Fourth Addition includes 17 single family lots. One <br /> <br />Layout <br /> <br />Lots <br /> <br />Seventeen lots will be platted as part of Woods at Hillside Fourth Addition. The lots are <br />consistent with what was approved on the preliminary plat. <br /> <br />Streets <br /> <br />Two ctd de sacs are proposed as part of this final plat, Xavier Street and 193rd Court. The <br />streets are consistent with the approved preliminary plat. <br /> <br />Gradinq, Draina.qe and Utilities <br /> <br />Grading, drainage and utility issues are addressed in the City Engineer's memo. <br /> <br />Landscapin.q <br /> <br />Landscaping will have to be provided per the City Ordinance, which is two trees per lot and <br />four trees on comer lots. <br /> <br />Park and Recreation <br /> <br />The Park and Recreation Commission recommended cash to meet the park dedication <br />requirements. <br /> <br />Recommendation <br /> <br />Staff recommends that the City Council approve the final plat for Woods at Hillside Fourth <br />Addition with the following conditions: <br /> <br />1. ALL COMMENTS OF THE CITY ENGINEER SHALL BE ADDRESSED. <br /> <br />2. THE DEVELOPER SHALL ENTER INTO A DEVELOPER'S AGREEMENT <br /> OUTLINING THE TERMS AND CONDITIONS OF THE DEVELOPMENT. <br /> <br /> <br />
