C~'. i i. a~"J C~.~i~C quite C ~' 21£3 fi2w,• X12 F 1t3'~25-ZC7" September 12, 2011 Ms. Annie Deckert Marketing & Business Development Director City of Elk River 13065 Orono Parkway Elk River, MN 55330 RE: CDI Expansion Dear Annie Per our previous conversations and your direction to have CDI provide the EDA a request to review its proposed expansion plans we offer the following for your and their consideration: 1) Regarding the City's memo dated February 2, 2011 from Catherine Mehelich to Fat O'Brien: - Company Needs: * We would like to clarify that the expansion being proposed would be no larger than 40,000sq. ft. Preliminary Siting Proposal: * CDI would like to pursue EDA sale of a PORTION of adjacent parcel Lot 1, Block 1. It is not economically feasible or responsible for CDI to acquire the entire site as it does not currently have the need to develop it in its entirety. * CDI wishes to investigate all the potential financing options; Tax Abatement, Mircro Loan, Contract for Deed etc. - CDI Benefits: * No issues unrelated to those mentioned above. 2) Regarding the City's memo dated August 25, 2011 from Annie Deckert to Pat O'Brien: - Proposed Site Plan: * CDI will develop a revised site plan that shows the expansion at 30,000 sq. ft. vs. the 22,000 plan CDI has submitted and reviewed with Staff. * We understand that the layout will require a CUP. - Property Owned by EDA: * We understand that the EDA would need to support a sale of the property to CDI before a CUP would be considered. * We would like to EDA to review CDI's request to purchase a portion of Lot 1, Block 1 at its October 10 meeting. * CDI will submit a drawing showing its proposed expansion by September 23.
