Overview <br /> <br />The proposed plat involves creating approximately a 4.4 acre industrial lot <br />along with a large outlot that will be platted at a later date. The minimum <br />lot size in the business park zoning district is 11/2 acres. The proposed parcel <br />of approximately 4.4 acres exceeds the minimum lot size requirements. <br /> <br />As discussed in the past development of the Business Park would be oriented <br />away from the residential to the south. Therefore, this parcel would be <br />developed with access onto Jophn Street with no access occurring onto 183rd <br />Avenue. At the time the parcel is developed an appropriate buffer along <br />183rd Avenue and the residential area to the south will be estabhshed. <br />Depending upon the specific use of the property, a conditional use permit <br />may be required which involves the Planning Commission and City Council <br />review. However, ff the business is considered a permitted use, the <br />development plans will be reviewed by staff through the site plan review <br />process. <br /> <br />The proposed location for the 4.4 acre parcel was chosen because this area <br />appears to have fewer subdivision alternatives. On the other hand, the <br />outlot immediately to the west is left with a variety of options depending <br />upon the end user of the property. At one time a plat was submitted (never <br />recorded) and approved by the City Council to extend a cul-de-sac south off <br />Business Center Drive. Again, by platting the 4.4 acre parcel, a cul-de-sac <br />could still occur ff the market demands such a subdivision. <br /> <br />Drainage~Utilities <br /> <br />A complete drainage plan will be submitted when the property is developed. <br />Utilities are currently available to serve the property on Joplin Street and <br />183~a Avenue. <br /> <br />Recommendation <br /> <br />It is recommended the City Council approve the following: <br /> <br />Prehminary Plat to subdivide approximately 20 acres into one <br />industrial lot and one outlot. <br /> <br />b. Resolution 97- <br /> conditions: <br /> <br />__ granting Final Plat approval with the following <br /> <br />The appropriate drainage and utility easements be provided on <br />the lots. <br /> <br /> <br />
