Appendix F: Competitive Data (cont.) <br />Other Potential Competitors <br />Cambridge appears to be an up-and-coming community when it <br />comes to economic development. The city won several awards last year <br />CAMBRID for economic development marketing, including its brochure, its <br />Minn23ct5s C"ip(.~rG.iniM1r Corvamanity-. <br />dedicated www.opportunitycommunity.com Web site, community <br />profile and overall re-branding campaign. <br />Cambridge is the closest city to the Twin Cities with JOBZ Tax Free Development Sub Zones. <br />Cambridge has 126 acres in four different Sub zones. The largest Sub zone is the Cambridge <br />Opportunity Industrial Park. This 102 acre site is located north of Minnesota Route 95 and east of <br />Minnesota Route 65. The cost of land in the Cambridge Opportunity Industrial Park is $1 per acre plus <br />$.50 per square foot fox the assessment. Land costs $1-2 per square foot in the SE Industrial Paxk. <br />City Web site: www.ci.cambridt~e.mn.us <br />'N~"'`x'D Norwood Young America is not a direct competitor, but it should be <br />~;/~ noted that the western Carver County community broke ground in <br />June fox the 60-acre Tacoma West Industrial Paxk. The new park is in <br />rovafy aai~xxn the southeast coiner of the city, near the intersection of US Highway <br />212 and Tacoma Avenue. It includes nine lots ranging in size from 3 to <br />""~~"~ 11 acres. <br />The new industrial park is suitable fox a range of uses; however, the city plans to target market to <br />specific businesses and industries, including light manufacturers, construction related industries, bio- <br />agricultuxal businesses, and warehousing/distribution facilities. Businesses can purchase lots for as low <br />as $1 per square foot, subject to meeting city requirements fox lot coverage, building value and job <br />creation. The price comes with a promise of no assessments fox infrastructure or utility improvements, <br />and no parkland dedication fees. <br />The new park is adjacent to two railroad lines: the Twin Cities & Western and Prairie Line Railroads. <br />The city plans to allow outside storage in the park, if it is screened properly; and it offers quick <br />access to US Highway 212, the future US Highway 312 connection, as well as MN State Highway 5. <br />Norwood Young America Economic Development Coordinator Christie Rock says the driving force <br />behind the new Tacoma West Industrial Paxk was the future US Highway 312 connection, the lack of <br />available industrial land in the metro area, and projected population growth.
