Box 490 <br />Elk River, Mn 55330-0490 <br /> <br />RE: HILLSIDE CROSSING FIVE <br /> <br />Dear Mr. Ach: <br /> <br />As requested, we have reviewed the proposed plat for Hillside Crossing Five. This is the <br />replatting of Outlot A from Hillside Crossing Two. Lot 1 in Hillside Crossing Five is the location <br />of the proposed Culver's Restaurant. Nothing is currently proposed for Lot 2. <br /> <br />At the staff review meeting, Cliff Skogstad indicated that there is a no-build easement for the <br />Menards Store to the north of this site. This no-build easement may affect a portion of Lot 2 in <br />Hillside Crossing Five. <br /> <br />As part of the Culver's Restaurant review, a hydrant is proposed to be located in an island on <br />that site. This plat should provide the necessary easements to cover the watermain extension <br />and hydrant location. We also question whether or not cross-access agreements for parking <br />and entrance into and out of the site will be necessary. These may not be necessary if <br />Mr. Foster retains ownership of both lots and just leases the Culver's site. <br /> <br />If you have any questions regarding these comments, please call. <br /> <br />Sincerely, <br /> <br />Howard R.
