Memo to Mayor and City Council/CU 97-25 <br />October 20, 1997 <br />Page 3 <br /> <br />Planning Commission Meeting <br /> <br />At the Planning Commission meeting held on September 30, 1997 no one <br />spoke at the public hearing. The Commission discussed improvements to the <br />site as well as ensuring that the conditions of the conditional use permit for <br />the recycling center are complied with. It was also noted this application is <br />different because no expansion or construction is occurring. Therefore, the <br />idea of installing curb and gutter to meet current standards was not <br />suggested at this time. The Commission recommended approval of this <br />request. <br /> <br />Recommendation <br /> <br />The Planning Commission and staff recommend that the City Council <br />approve this request with the following conditions: <br /> <br />THAT THE CONDITIONS INCLUDED AS PART OF THE APPROVAL FOR THE RECYCLING <br />CENTER BE MET. <br /> <br />THE ACCESS FROM 165TH AVENUE CLOSEST TO THE HIGHWAY 10 INTERSECTION BE <br />CLOSED AND LANDSCAPED. <br /> <br />A LANDSCAPE PLAN THAT FULFILLS THE REQUIREMENTS OF THE LANDSCAPE <br />ORDINANCE BE SUBMITTED FOR STAFF REVIEW AND APPROVAL. <br /> <br />4. NO OUTDOOR STORAGE IS ALLOWED. <br /> <br />THE PARKING AND TRAVEL AREA BETWEEN THE BUILDING AND 165TH BE PAVED AND <br />REPAIRED. A 10 FOOT LANDSCAPED SETBACK SHALL BE MAINTAINED ALONG THE <br />RIGHT-OF WAY FOR 165TH AVENUE. <br /> <br />THE APPLICANT SHALL SUBMIT A SIGN APPLICATION FOR ANY PROPOSED WALL OR <br />FREESTANDING SIGNS. <br /> <br />\\elkriver\sys\shrdoc\planning\scott\cu9725cc.doc <br /> <br /> <br />
