This is a large document for <br />review, so please note that there is an Executive Summary at the front of the document that <br />provides an abbreviated summary of the environmental analysis and lists all of the proposed <br />mitigation measures. <br />As discussed at previous City Council meetings, development within the 171St Avenue Area <br />requires environmental review and the AUAR process was chosen since it allows review of <br />different development scenarios. The purpose of the AUAR is to identify environmental <br />impacts associated with development within the study area. These impacts have been <br />evaluated for three different development scenarios. <br />Preparation of the AUAR for the 253 acre study area included analyzing the following major <br />environmental issues on the surrounding area: <br />• Traffic, air, and noise <br />• Storm water management <br />• Habitat and wetlands <br />• Wastewater <br />~ Water use <br />• Erosion and sedimentation <br />k:101992-OOOladminldocslgeneral documentslmemo - 080411 -council worksession.doc <br />
