CITY OF ELK RIVER <br /> <br /> RESOLUTION NO. 03 - <br /> <br /> A RESOLUTION AMENDING THE COMPREHENSIVE PLAN <br />TO CHANGE THE LAND USE FROM MR (MEDIUM DENSITY RESIDENTIAL) TO <br />HB (HIGHWAY BUSINESS) <br /> <br /> Case No. LU 03-02 <br /> <br /> WHEREAS, Minnesota Statutes, Chapter 462.355, Subdivision 2, prescribes the procedure <br />for amending the Comprehensive Plan, and <br /> <br /> WHEREAS, the Planning Commission held a public hearing on Tuesday, July 22, 2003 on <br />this matter for the property generally described as: <br /> <br />Outlot A, Brentwood, and Lots 3 and 4, Block 3 Ridgewood East 3rd Addition <br /> <br />WHEREAS, the City Council has reviewed the Comprehensive Plan amendment request and finds <br />the following: <br /> <br />The area under consideration is adjacent to Highway 169, which will meet the <br />transportation needs of the commerdal development. <br />The proposed land use plan amendment will allow for commercial development at a <br />signalized intersection. <br />Conditions have changed tO warrant a change in the land use. <br />There are no other commercial opportunities along the Highway 169 corridor of <br />substantial size to adequately compete with adjacent surrounding communities' <br />commercial sites. <br /> <br /> NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Elk River <br />that the Land Use Plan be amended to change the property as described above from MR (Medium <br />Density Residential) to HB (Highway Business). <br /> <br />PASSED by the City Council of the City of Elk River this 18th day of August, 2003. <br /> <br />ATTEST: <br /> <br />Stephanie Klinzing, Mayor <br /> <br />Patrick Klaers, City Administrator <br /> <br />S:XPLANNING\Case Filesk2003\ZC 03-04 Dennis AndersonkResolution.doc <br /> <br /> <br />
