IV. <br /> <br />C. Setbacks <br /> <br />· Front- proposed Holt Street NW- 25 feet <br />· Side - 30 feet <br />· Rear-40 feet <br /> <br />NATURAL RESOURCE ANALYSIS <br /> <br />A. Topography <br /> <br />The site is located on the west side of U.S. Highway 169 and south of <br />197th Street, NW. The site elevations range from 1008 in the north portion <br />of the site to 978 in the southeast corner. The site drainage generally <br />flows from the north to the south with the exception of a drainage <br />easement located in the west side of the property near the middle. <br /> <br />B. Vegetation <br /> <br />The project site is open with very sparse vegetation, except for a small <br />group of trees in the extreme northwest corner and for the portion of the <br />site within Lots 3 and 4 of Ridgewood East 3rd Addition that is heavily <br />wooded. <br /> <br />C. Soils and Ground Water <br /> <br />The soils, based on the Sherburne County soils survey, consist of sand <br />and gravel. The open portion of the site appears to have been mined. <br />Soil borings will be obtained to provide more detailed information on soil <br />and ground water prior to construction. <br /> <br />D. Wetlands <br /> <br />A formal wetland delineation has not yet been done. The wooded area <br />north of 194th Avenue contains two depressions, which may be wooded <br />wetlands. <br /> <br />STORMWATER MANAGEMENT <br /> <br />The development plans show two stormwater basins for treatment and rate <br />control of surface water runoff. These would comply with City standards. Based <br />on the granular soils, these basins would not hold water unless they are lined. <br />Unlined basins could serve as infiltration basins, if desired. The site has three <br />existing drainage easements. These would need to be vacated and new <br />easements provided at locations compatible with the development plan.
