Therefore, the plat will go to the Planning Coxxunission on July 27"'. <br />May Meeting Discussion Points <br />At the May meeting, staff raised the issue of preserving the existing trees located on the site. <br />Additional information regarding the type of trees is being forwarded to staff, hopefully in <br />time fox the Commission's consideration at the June meeting. Preliminarily, the applicant's <br />consultant has identified oak and bittexnut hickory on the site, although the northerly <br />portion of the wooded area has a small oak wilt infestation and has an undexstory that is <br />inundated by prickly ash and buckthorn. There is, however, a portion of the treed area <br />adjacent to the overhead power lines that is in good condition and has an undexstory <br />comprised predominantly of native woodland flowers. <br />The Commission also requested additional information regarding the treed area such as the <br />slope. Using the information provided by the applicant, staff has determined that the slope <br />along the power line in the treed area is approximately 14 percent (28-foot drop in 200 feet). <br />Analysis <br />As proposed, the total park dedication for land is approximately 10 acres. Park Axea #1 is <br />approximately 4 '/z acres; Park Axea #2 is approximately 5 '/z acres. This is approximately 45 <br />percent of the total that can be requested from the developer. This would allow collection <br />of cash at 55 percent of the total, which at the 2004 rate, would equal approximately <br />$871,000. <br />The Commission needs to provide staff with the following direction: <br />1. Is the Commission interested in preserving any portion of the trees located along the <br />power line corridor in the westerly portion of the site? If so, how many acres are <br />desired? <br />2. In general, does the Commission wish to have more land fox park dedication purposes <br />from this development?
