This concept plan will need to be completed, reviewed and approved by <br />the City Council in order to finalize the developer's agreement and recording <br />the plat with Sherburne County. Having the plan made part of the <br />developer's agreement will give the Council a more definitive understanding <br />of how the property will be developed. Without the concept plan, there is no <br />guarantee that the property would be developed as presented on the concept <br />plan. If I understood the Council correctly, a notice will be sent to <br />neighboring residences of the Council meeting to review the concept plan. <br />Therefore, the developer should submit the plan to staff two weeks prior to <br />the Council meeting. <br /> <br />Recommendation <br /> <br />It is recommended the City Council approve Resolution No. 97- , granting <br />final plat approval for Phoenix Enterprises (Hillside Crossing South II), with <br />the conditions outlined in the resolution. <br /> <br />s:\council\p97-7x3.doc <br /> <br /> <br />
