Item# h_7_ _ity of iveI' MEMORANDUM Mayor and City Council FROM: Steve Ach, City Planner_<7~~ DATE: July 28, 1997 SUBJECT: Request by Phoenix Enterprises for Preliminary Plat Approval (Hillside Crossing South Two), Public Hearing Case No. P 97-7 Overview This item was presented to the Council last week at which time the City Council continued discussion for one week to allow further review of the site plan. Since the last Council meeting, another issue has arisen regarding the public hearing notification mailed to the affected residents. Apparently, there was some error in the property owners' list that was utilized to notify the affected properties. Therefore, the applicant will need to provide the city with an updated property owner's list so the notice can be sent out to those residents within the 350' radius. This notification will need to be provided 10 days prior to the City Council meeting. Therefore, this preliminary plat request will need to be continued to the August 18th City Council meeting. Planning Commission Review The Planning Commission briefly reviewed the preliminary plat and concept plan at their meeting on July 22nd. The Planning Commission appreciated the opportunity to review the plan and will discuss the item further at their workshop on August 12th and provide the City Council with their comments for the meeting on August 18th. Recommendation It is recommended the City Council continue the public hearing on the preliminary plat request until the August 18, 1997 meeting.
