Perks & Rec / L' OSlfi <br />Augur[ 10, 2005 <br />Page 2 <br />Overview <br />The parcel of land is currently zoned Highway Commercial (C3) and the applicant will be <br />requesting a zone change to Planned Unit Development (PUD). The applicant is proposing <br />52 town home units, of which 48 units will be located on an internal private loop street, with <br />the remaining 4 units off of the public Yankton through street. <br />Comprehensive Park Plan <br />The Comprehensive Park Plan does not indicate any park target area nor trail corridor in the <br />wider area. <br />Natural Resource Inventory <br />The Natural Resource Inventory does indicate Woodland Communities on this parcel of <br />land. It is classified as an "oak woodland-bmshland" which received an average rating as a <br />moderate natural community with wet]ands present.
