THE MAXIMUM WIDTH ALLOWED FOR A DRIVEWAY IS 40 FEET. <br /> <br />THE PARKING AREA ON THE EAST SIDE OF THE ENTRANCE WILL HAVE TO BE <br />REVISED SO THAT IT IS ENTIRELY ON PROPERTY OWNED BY THE APPLICANT <br />AND MAINTAINS A 10 FOOT SETBACK FROM THE PROPERTY LINE AND A 25 <br />FOOT SETBACK FROM THE RIGHT OF WAY FOR 171ST AVENUE. <br /> <br />o <br /> <br />THE DEVELOPMENT PLANS SHOULD INCLUDE HOW THE SOUTHEAST CORNER <br />OF THE LOT WILL BE DEVELOPED. THE AREA SHOULD BE SURFACED AND <br />FENCED IN ORDER TO CONTAIN THE STORAGE TO A SPECIFIC AREA. THE <br />FENCE SHALL NOT BE LOCATED CLOSER THAN 20 FEET TO ANY WETLAND OR <br />10 FEET TO ANY PROPERTY LINE <br /> <br />THE PAVEMENT SETBACK ALONG THE WEST PROPERTY LINE IN THE TRUCK <br />PARKING AND LOADING AREA SHOULD BE 15 FEET SO THAT THE OVERHANG <br />OF THE TRUCKS AND TRAILERS DOES NOT DAMAGE EXISTING AND PROPOSED <br />VEGETATION. <br /> <br />o <br /> <br />THE LANDSCAPE PLAN WILL HAVE TO BE REVISED SO THAT IT COMPLIES WITH <br />THE CITY'S LANDSCAPING STANDARDS. <br /> <br />o <br /> <br />ADDITIONAL EVERGREEN TREES SHOULD BE PLANTED ALONG THE EAST <br />PROPERTY LINE AS A SUPPLEMENT TO THE EXISTING VEGETATION. <br /> <br />AN UNDER GROUND IRRIGATION SYSTEM WILL NEED TO BE IN PLACE IN ALL <br />FRONT YARD LANDSCAPED AREAS. <br /> <br /> <br />
