Memo to the Mayor and City Council/P 97-9 <br />May 19, 1997 <br />Page 2 <br /> <br />involve additional street construction including a connection along the west <br />portion of the development to County Road No. 1. This connection will <br />provide two access points into the development; one off of County Road No. 1 <br />and the other off Proctor Avenue. <br /> <br />The development was approved with sidewalks being constructed along the <br />primary route through the development. This route includes the entrance off <br />of Proctor Avenue and along the road that winds through the development <br />ultimately ending up at County Road No. 1. The sidewalk in the first phase <br />is expected to be built in the next couple of weeks and there will also need to <br />be a short segment of sidewalk built in the southwest portion of the second <br />addition along Upland to County Road No. 1. <br /> <br />The proposed second addition of Lafayette Woods has some slight deviations <br />from the preliminary plat that was originally approved. The variation is <br />primarily related to the number of lots included on the final plat. The final <br />plat has been adjusted by eliminating two lots. Other than the number of <br />lots, the final plat is consistent with the preliminary plat that was .originally <br />approved by the City Council. <br /> <br />The developer has submitted a grading and development plan for the entire <br />development that is being reviewed by Terry Maurer. It is anticipated that <br />the entire site will be rough-graded in accordance with an approved grading <br />plan by Terry Maurer to accommodate the balancing of dirt on this large site. <br />During the grading of the site, measures will be taken to preserve as many <br />trees as possible. <br /> <br />Fence Adiacent to Ridgewood <br /> <br />During the preliminary plat review of Lafayette Woods there was some <br />concern from the Ridgewood subdivision immediately to the north that there <br />may need to be some type of fence or barricade constructed along the north <br />borders of this plat, due to the private ski hill in the Ridgewood subdivision. <br />As a condition of the final plat approval in the first phase, the Council <br />included a condition which read: <br /> <br />"A review of the possible need for a security fence between the <br />proposed development and Ridgewood subdivision be made by the City <br />Council prior to the final plat approval of that phase closest to <br />Ridgewood subdivision." <br /> <br />The second phase of Lafayette Woods does not go all the way to the north <br />border adjacent to Ridgewood, however, there may be residents in attendance <br />from Ridgewood subdivision ready to discuss the fence issue.
