Based on our <br />review and comments received at the staff review meeting, we would offer the following <br />comments: <br /> <br />The applicant is attempting to split off one lot approximately six acres in size <br />from a larger piece of property. The drawings that were submitted were prepared <br />by Taylor Land Surveying. The first one showed the overall property and the <br />second one showed the specifics of the lot proposed to be broken off. The parcel <br />that is to be subdivided is a peculiar shape and leaves a remnant to the west that <br />is virtually disconnected from the remainder of the property. This raises the <br />question as to what are the property owner's future plans for this land. <br /> <br />We question whether, at some point in the future, a road servicing property <br />further to the west or north would be needed off of CSAH 1. If there is any <br />potential for this to be needed at any time in the future, this subdivision should <br />be required to provide a half of right-of-way or a 30-foot right-of-way along the <br />north boundary line. <br /> <br />Drainage and utility easements should be provided around the perimeter of the <br />site. <br /> <br />OFFICES IN: <br /> <br /> ,qNEAPOLIS <br /> <br />PRIOR LAKE <br /> <br />ST. PAUL <br /> <br />WASECA <br /> <br />County Road 32 to the south of the site is the proposed corridor for an east-west <br />collector route in the City's Draft Transportation Plan. We have not seen the <br />County's Draft Transportation Plan, but have been led to believe that it will <br />recommend a similar type of corridor. Therefore, we would recommend that a <br />100-foot right-of-way for County Road 32 be acquired. <br /> <br />An Equal Opportunity Employer <br /> <br /> <br />
