A 6.29 acre lot, located at the <br />intersection, was subdivided in 1991. This lot includes a pond, the original <br />farmhouse and barn. In 1989, in order to allow for the construction of a <br />detached garage on the adjacent 5 acre lot, a 30' by 102' lot line adjustment <br />was deeded. This was necessary because the garage was located on the <br />original lot line and did not meet the setback requirements. The remaining <br />21.65 acres is the subject of the current request for administrative <br />subdivision. <br /> <br />Proposed subdivision <br /> <br />The proposed 6 acre lot complies with the dimensional requirements of the <br />Rla district. The lot has 267 feet of frontage on County Road 1. There is a <br />small pond located near the center of the lot, and the proposed house location <br />is near the southwest corner. The proposed lot will be serviced by on-site well <br />and septic. The proposed locations of the well, primary and alternate septic <br />systems should be shown on the survey. The remaining 15.6 acres includes <br />the applicant's residence. <br /> <br />There is an 280' by 440' isolated piece directly west of the proposed 6 acre lot <br />that is included as part of the 15.6 acres. The applicant indicated that this is <br />included as part of the 15.6 acre parcel in order to maintain Green Acres <br />status. At some point in the future it will either be combined with the <br />proposed 6 acre parcel to the east or the existing 5 acre parcel to the south. <br /> <br />Access <br /> <br />Access to the proposed 6 acre lot will be from County Road 1. A driveway <br />permit will be required from Sherburne County. The remaining 15.6 acres is <br />accessed by an existing driveway from County Road 32. <br /> <br />Right-of-way <br /> <br />The property involved in this subdivision has frontage on both County Road <br />32 and County Road 1. The proposed 6 acre lot has frontage on County Road <br />1 and the remaining 15.6 acre parcel has frontage on both County road I and <br />County Road 32. Additional right-of-way will need to be dedicated in order to <br />have the necessary 50 foot half right-of-way on county roads.
