~~~ <br />~~ <br />CiJRRENT SITE AREA iJTIIJZATION <br />The library cutrendy operates in a building owned by the City of Elk River and located on <br />Proctor Avenue at 4th Street. A review of the zoning ordinance shows the site located in <br />a single family residential neighborhood. Any addition to the building will requke a <br />conditional use permit. <br />Total land area 40,300 sq.ft.(approx.) <br />Front yard building setbacks 30' <br />Side and rear yard setbacks 10' <br />Buildable area ®25% coverage 10,075 sq. ft.(approx.) <br />Parking required ®1/500 sq.ft. 20 <br />Parking available 23 <br />Existing building footprint S.C~'0 sq. ft.(approx) <br />Allowable expansion 4,?" ~ sq. ft.(approxJ <br />land area available for expansion 5,900 sq. h.(approx.) <br />The major growd~ needs of the library are in die main stacks and reading areas. The <br />configuration of the building on the site makes the most economical area for expansion to <br />the souti~west side of the lot. Within the confines of the building and setback limits, the <br />land area available for expansion is approximately 5,900 sq. ft. Tlils amount of expansion <br />should accommodate the library's operational needs until 1998-2000. <br />Expansion beyond this size will require the acquisition of property to the west and/or <br />north. <br />The actual parking required at peak lilxary times can conveniently be met by [he available <br />on-site and adjacent street parking spaces. The [fines of over crowded parking are usually <br />limited to events such as public meetings for the planning commission and city council. <br />Additional parking may Ue secured through an arrangement on [he nearby school <br />property. <br />
