Memo to the Mayor and City Council/P 97-1 Page 3 <br />April 21, 1997 <br /> <br />the road to the west. If that is the case, the road will have to be moved to a <br />location that will allow for the possible extension to the property to the west. <br /> <br />It is likely that the proposed plat will eventually be connected to <br />Weatherwood on the west and the existing streets to the south. These <br />connections, if they occur, will be part of the development of the 40 acres to <br />the west of this plat. Within that 40 acres there is the opportunity to connect <br />to Queen Street on the south and 198th Avenue on the west. <br /> <br />Grading and Drainage <br /> <br />The grading and drainage issues are being reviewed by the City Engineer. <br /> <br />Outstanding Issues <br /> <br />County ditch location <br /> <br />The applicant has not been able to identify the location of the 2 county <br />ditches that are located on the property. There is one flowing to the <br />southwest through the center of the property and one flowing across the <br />northern portion of the property and exiting near the northeast corner. It is <br />the northern ditch that is the one of greatest concern because it affects the <br />buildability of 2 lots. Once the ditches are located, it can be determined if <br />they are functioning properly and their impact on the proposed plat can be <br />fully assessed. <br /> <br />Topography of adiacent lot to the west <br /> <br />The applicant is still in the process of collecting the topographic information <br />needed to determine if the proposed location for the extension of the <br />temporary cul de sac will work. <br /> <br />Planning Commission Meeting <br /> <br />At the public hearing held on March 25, 1997 a neighboring property owner, <br />Dan Steffans, voiced some concern regarding the condition of 196th Avenue <br />and its ability to handle additional traffic if it is connected to this <br />development and any future development of adjacent property; he also <br />wanted to be sure that any additional runoff from this project will not impact <br />adjacent properties. <br /> <br />The Planning Commission discussed the impact of the county ditches on this <br />project and the need to accurately identify their location.
