PAUL

WASECA

Attached is a copy of the Feasibility Study the City Council ordered for the improve-
ments to Macon Street and Riverview Drive. As you are aware, this Feasibility Study
analyzes extending City sanitary sewer, watermain, permanent streets, and storm
drainage to Macon Street and Riverview Drive. One side of this area consists of existing
lots, while the other side consists of Outlot A and B of Country Crossing Third Addition
which are anticipated to be replatted into new urban-sized lots.

As indicated when the Feasibility Study was ordered, the Feasibility Study recommends
that the existing lot be assessed for street and storm sewer at this time, but sanitary sewer
and water assessments be held until such time as the individual properties choose to hook
up to these utilities or these utilities are extended throughout the entire development. On
the Country Crossing side, the Feasibility proposes that the Developer pay his fair share
at this time for all improvements.

Attached is a Resolution which formalizes the previous Council action by accepting the
Feasibility Study and ordering a public hearing for May 5, 1997. At that time, I will be
prepared to make a presentation of the material contained in the Feasibility Study and
answer any questions the affected property owners or City Council may have. Please
remember to bring your Feasibility Study to that public hearing.

If you have any questions regarding this, please call.

Sincerely,

MSA, CONSULTING ENGINEERS
Terry J.
